Corporate office fit-out

SAP Riyadh Office

Fire and life safety design and a third-party review for two floors of SAP International's Riyadh office, levels 02 and 03. The fit-out includes open-plan workspace, meeting rooms, a majlis and the SAP Experience Centre, all designed to SBC 801, SBC 201 and Civil Defence requirements.

Corporate office fit-out

ESRI Riyadh Office

Fire and life safety design input and a third-party review for ESRI's new office in Al Qurtubah, Riyadh, delivered for M Moser Associates through Design Confidence Consultancy. The fit-out covers the ground, first and roof extension floors, with reception, training rooms, RHQ suites, server rooms and open-plan offices.

Industrial storage and manufacturing

Majal Storage Facilities

FLS shop drawings for a seven-unit storage and manufacturing facility with offices at Al Faisaliah and Al Mashael in Riyadh, together with the Faisaliah furniture showroom.

Fire pump set sizing: electric, diesel and jockey pumps
Sprinkler, fire alarm and smoke management layouts
Compartmentation and means of egress drawings
Fire hose cabinets, extinguishers and fire department connections
Coordinated shop drawings for each unit and the showroom

Retail, mercantile occupancy

Golden Vehicle Car Rental

A fire safety compliance report for a 48 m² car rental office on King Abdulaziz Road, Ad Diriyah. The unit was assessed as a mercantile occupancy under SBC 801, covering egress, detection, portable extinguishers, emergency lighting and signage.

Mixed-use development

Alia Complex

Fire strategy study for the Alia mixed-use development in Riyadh, on a site of about 460 by 340 m. The scheme has a 29-level hotel and serviced apartment tower, two office wings, a retail boulevard, 19 residential blocks, a masjid, a daycare and an amenity building, all over a two-level basement.

What we did

Code analysis and occupancy classification for each building type
High-rise fire strategy approach for the tower and office wings
Fire strategy approach for the shared two-level basement
Design intent document, phased with the masterplan

Mall, hotel and offices

TAJ Commercial Centre

Fire strategy study for a mixed-use development on a 30,067 m² plot in Riyadh. A three-level mall podium carries an 11-storey hotel tower and two office towers of 7 and 11 storeys.

Residential compound

Al-Qarawan Twinhouses

Fire strategy study for a residential compound in Riyadh: 99 dwellings in 33 three-storey blocks, a 10,575 m² basement car park with 152 spaces, a club house and ancillary buildings.

Residential compound

SAFA Compound

Fire strategy study for a gated residential compound in Riyadh: 43 townhouses and villas in five unit types on a block of about 105 by 115 m, all over one shared basement with gyms, a club, shops and a mini market.

What we did

Fire strategy covering the dwellings and the shared basement
Separation between basement amenities and the homes above
Sprinkler, fire alarm and smoke control approach for the basement
Escape routes and fire service access across the compound

Automotive service and parts storage

Automotive Service Centre

Fire strategy study for the main service centre of a major automotive dealer in Ar Rawdah, Riyadh. The site covers about 16,000 m² and brings together a service reception, covered service drive, quick service building, main workshop and two parts warehouses.

**Burjeel Medical City, Abu Dhabi**A quaternary-care hospital of more than 400 beds. Fire protection system design for the towers, clinical blocks and support buildings, to NFPA and UAE Civil Defence requirements.

**Royal M Hotel, Abu Dhabi**Fire protection system design for the guestroom towers, podium levels, back-of-house areas and critical service zones.

**United Square, Abu Dhabi**Two towers of 16 and 14 storeys on a four-storey podium over a three-level basement. Complete fire strategy and fire protection system design.

**Zayed Sports City Tennis Complex**Main stadium, show courts, practice courts and support facilities: fire strategy, sprinklers, hydrants, pump room, smoke control, alarm and egress.

**Shams CSP Plant, Masdar**Fire protection for the power block, control buildings and auxiliary structures, covering hydrants, pump room, suppression, detection and emergency access.

**DHL Airport Gateway, Abu Dhabi**Fire protection system design for warehousing zones, sorting halls, airside facilities and support buildings.
